The procedure for acquiring real estate in Greece \ncan be divided into several main stages:<\/p>

  • \u00a0Personalized real estate selection<\/li>
  • Inspection of the property<\/li>
  • \u00a0Reservation of property<\/li><\/ul>

    After the property is selected, an agreement is \nsigned with the agency to book, inspect, check \nand further purchase and a deposit are paid.<\/p>

    • Checking the documents of the property and \npreparation for the execution of the transaction<\/li>
    • Signing of the purchase contract and repayment \nof the property<\/li>
    • \u00a0<\/li><\/ul>

      The contract is signed and the final payment \nis made in the presence of a notary, a lawyer and \na translator. Then the keys and the property are \ndelivered for use.       When entering into a contract for the purchase of \na property, you will have to pay the following \nadditional costs and fees:<\/p>

      • Lawyer's services\n-1.5% of the value of the property (plus 24% VAT)<\/li><\/ul>
        • Notarial fees\n-1.5% of the value of the object (plus 24% VAT)<\/li><\/ul>
          • Property transfer tax\n3.09% of the value of the item<\/li><\/ul>
            • Cadastral fees:\n0.5% of the value of the item<\/li><\/ul>
              • Broker's commission:\n2% of the value of the object (plus 24% VAT)<\/li><\/ul>

                Example:<\/p>

                If the price of the property is 100,000 euros and \nthe tax is 3.09%, the costs are calculated as follows:<\/p>

                - the services of the lawyer:<\/p>

                100.000 \u00d7 1.5% = 1.500 \u20ac (plus 24% VAT added to \nthis amount) = 1.860 \u20ac.<\/p>

                - notarial fees:<\/p>

                100.000 \u00d7 1.5% = 1.500 \u20ac (plus 24% VAT) = 1.860 \u20ac.<\/p>

                - real estate transfer tax:<\/p>

                100,000 \u00d7 3.09% = 3,090 \u20ac<\/p>

                - cadastral fees:<\/p>

                100.000 x 0.5% = 500 euros<\/p>

                - supply broker:<\/p>

                100.000 \u00d7 2% = 2.000 \u20ac (plus 24% VAT) = 2.480 \u20ac.<\/p>
